What are the first steps after water damage?

We begin with an on-site inspection to identify the source of the water, the materials affected, and how far moisture has migrated through floors, walls, and ceilings. From there we contain the area, remove standing water, and begin a controlled drying plan tailored to the situation.

How long does the drying process usually take?

Most residential drying jobs run three to five days, depending on the materials involved and how saturated the assemblies are. Commercial spaces and larger affected areas may run longer. We confirm progress with daily moisture readings rather than working to a fixed timeline.

Do you handle both residential and commercial water damage?

Yes. We work in apartments, condos, co-op units, brownstones, office floors, retail spaces, and mixed-use buildings throughout New York. The approach changes based on the property type and the constraints involved, but the core process is the same.

How quickly can you respond to an active leak?

For active leak situations within Manhattan, we aim to be on site the same day during business hours. Brooklyn and Queens are scheduled as quickly as logistics allow, often the same day or the next morning depending on existing project loads.

Will you remove damaged materials, or only dry them?

It depends on the situation. Materials that can be saved are dried in place; materials that are saturated beyond salvage — wet padding, certain drywall sections, soaked insulation — are removed so the rest of the assembly can dry properly.

Do you handle interior repairs after drying?

Yes. We provide interior restoration support, which can range from drywall patching and baseboard replacement to coordinating the full rebuild back to a finished interior. In some projects the client prefers to use their own contractor for the rebuild, which we're happy to support.

How do you measure when an area is dry?

We take daily moisture readings using calibrated meters and record them through the project, so we can confirm that wall cavities, subfloors, and other hidden assemblies have returned to a dry standard before drying equipment is removed.

Can you work in occupied apartments and offices?

Yes. Most of our residential work happens in occupied homes, with the work area kept contained and clean, and most of our commercial work happens in active offices and retail spaces, often using after-hours scheduling when needed.

Do you provide documentation for property managers or owners?

Yes. Moisture readings, photos of the affected area, and project progress are documented so the work can be reviewed by property managers, owners, or other stakeholders involved in the project.
